Your job as a transaction coordinator is basically one long checklist you run on every single deal. Open the file. Read the key dates off the contract. Build the timeline. Send the intro emails. Order the inspection. Chase signatures. Remind everyone before each deadline. Then do it again on the next file, and the one after that. It’s high-volume, repeatable, template-heavy work — which is exactly the kind of work a computer should be able to watch you do once and then help you re-run.

In July 2026, that became possible without writing a single prompt. Anthropic added Record a Skill to the Claude desktop app: you screen-record yourself doing a task once, narrate the rules out loud, and Claude saves it as a reusable skill you can trigger on the next file. This workshop teaches you to point that feature at the part of your day that eats your time — and to do it safely, because the same recording that captures your clicks also captures your keystrokes and your screen.

By the end you’ll have three working skills in your library — new-deal setup, listing launch, and the weekly status email — plus the two habits that keep you out of trouble: a personal “never record this” rule built around the real-estate wire-fraud vector, and the review-before-it-sends discipline. You’ll also get an honest build-versus-buy line so you know exactly when a recorded skill is enough and when a paid platform earns its keep. If you’re brand new to AI, start with AI Fundamentals; if you want the wider back-office picture, ChatGPT for Business is the natural next step.

What You'll Learn

  • Explain what Record a Skill captures and when recording your own skill beats buying transaction-coordinator software
  • Apply the privacy guardrail — identify what must never be on screen and record only with dummy data
  • Demonstrate recording a reusable new-deal setup skill from a sample contract
  • Build a listing-launch skill and a weekly-status-email skill you can re-run on every file
  • Evaluate a recorded skill's output before it sends, and decide when to edit versus re-record
  • Create a reusable skill library plus a personal never-record checklist and review routine

After This Course, You Can

Run your entire new-deal setup — timeline, intro emails, deadline reminders — from one saved skill instead of rebuilding it on every file
Turn a repeatable listing launch and a weekly status update into a quick review-and-send, not a from-scratch rebuild
Replace a $30–$200/month AI transaction-coordinator subscription with skills you record and own yourself
Protect every client file from the real-estate wire-fraud vector with a personal never-record rule you can defend to your broker
Add 'built and runs my own AI skill library' to your resume — a concrete, in-demand skill most coordinators can't claim yet

Frequently Asked Questions

Do I need a paid Claude plan?

Yes. Record a Skill lives in the Claude desktop app on the Pro, Max, or Team plans — it is not on the free tier. Lessons 1 and 2 are free to read and don't require you to record anything; the hands-on recording lessons assume you have the desktop app on a paid plan.

Is it safe to use on real client files?

Not while recording. Record a Skill captures your whole screen, every keystroke, and your voice, so you record with dummy or sample data only — never a real contract, wire instructions, Social Security number, or login. Lesson 2 is entirely about this guardrail, and every hands-on lesson uses sample files.

Will this replace my transaction-coordinator software?

For the repetitive clicks and templates — building the timeline, sending the same intro emails, queuing reminders — often yes. For contract data extraction, compliance monitoring, and an audit trail, no. Lesson 7 gives you an honest build-versus-buy line so you know exactly what a recorded skill covers and what a platform is for.

How long does the course take, and do I get a certificate?

About two and a half hours across 8 lessons, most of it spent recording your own skills. Complete all lessons and pass the quizzes at 70 percent or higher to earn a verifiable certificate you can share with your broker or add to your resume.
